Project Description

The property is about 5.75 acres of vacant, commercial zoned, flat land about 100' from Linda Mar Beach.

The zoning

  • Allows complete coverage of the land with no set backs.
  • Requires 10% landscaping.
  • Maximum allowable height of 25'
  • Permitted uses are retail store, Offices, Restaurants and Bars.
  • Conditional uses are nightclubs, vehicle & boat service and sales, auto service, motels, residential dwellings (max density of 1 unit per 2000 sq. ft. of lot area)

The neighbors are concerned with

  • Density; more specifically the visual impact and the traffic impact.
  • Beach Access; the neighbors, Coastal Commission, & Pacifica are concerned..

Solution:

  • Consolidation - Contain the project in a compact area, without spreading over the whole lot. Placing the buildings further away from San Pedro will minimize the visual impact.
  • Exclusively commercial would not be feasible. A mix of residential and commercial would be financially feasible, and would supplement the commercial customer base.
  • Lofts over commercial would allow for a compact project.
  • The parking is a major component of this project. I am considering spreading out groups of parking spaces with landscaping in between.
  • A village layout around a park would create a space that would be inviting to existing and new residents and would promote the use of the commercial spaces. I would expect a neighbor hood market to do well, a couple of restaurants, a neighborhood bar, a coffee/breakfast, professional offices, medical or dental.
  • The true value of this project would be the residential component.
